Out back, soak up the views from the oversized deck, dine outdoors, or light the firepit under the stars. Your private dock gives you direct access to Pines Lake, and we include a canoe, adult kayak, and junior kayak for your adventures.

We welcome up to two well-behaved pets for a fee of $75 each. There’s plenty of outdoor space for them to explore and relax with you by the water.

📝 Age Requirement, Rental Agreement, & Guest Registration 📝

The primary renter must be at least 25 years old and present for the entire stay. After booking, the primary renter will be asked to sign a rental agreement, upload an ID, and complete the online HOA registration.

You will not be able to access the community without being registered.

📌 Important Notes 📌

• No swimming from the dock — swimming only allowed in designated beach areas

• PA fishing license required to fish from dock (available at Pocono Boat House)

• Canoes and kayaks used at guests’ own risk; life vests are provided

🛌 Guests & Occupancy 🛌

• Maximum occupancy: 8 guests, including children — strictly enforced

• Primary renter must be 25+ and present for the entire stay

• Minors under 18 must be accompanied by a parent or legal guardian

• Children are welcome, but please evaluate suitability for your family

• No third-party bookings

🐾 Dog-Friendly Stay 🐾

We love hosting furry companions! Camp Cottontail Lakeside is dog-friendly for up to 2 well-behaved dogs per stay.

• A $75 per pet, non-refundable pet fee will apply, payable prior to arrival

• Dogs must be house-trained, remain off furniture, and not be left unattended unless crated

• Please clean up after your pets to help us keep the homes fresh and welcoming

• All pet waste must be picked up and disposed of properly – $50 fee if our team has to remove it

🌿 Nature & Location 🌿

One of the things our guests love most is that this is a real lake house in nature, not a hotel or resort.

You'll enjoy towering trees, wildlife, peaceful lake views, fresh mountain air, and a place where families gather to unplug and spend time together.

Because this is a privately owned home rather than a commercial resort, there will occasionally be normal signs of home ownership and ongoing maintenance. Just like your own home, we are constantly improving, repairing, upgrading, and replacing items between guests.

Our home sits on a wooded lot directly on the lake. Nature is part of the experience.

Depending on the season you may encounter:

• muddy trails

Outdoor equipment—including kayaks, life jackets, paddle boat, docks, grills, and outdoor furniture—is exposed to the elements. We clean and maintain everything regularly, but we also intentionally avoid excessive use of harsh chemicals because preserving the natural environment is important to us.

🗑️ Trash Disposal 🗑️

There are no outdoor trash bins at the home. All trash must be taken to the community compactor. Operating hours and directions will be provided in your welcome message.

📸 Security Cameras 📸

An exterior camera is located near the garage/entrance. It records video for safety and liability purposes (e.g., break-ins, unregistered pets, over-occupancy). It does not monitor any private spaces. There are no cameras are inside the house.

🔇 Rules & Policies 🔇

• Early Check-in / Late Check-out: $20/hour - contact us to inquire about availability

• Quiet hours: 10:00 pm – 8:00 am

• No parties, no smoking, and no glitter (we’re serious—it gets everywhere!)

• $40 fee per wristband if lost or not returned

• Tampering with security cameras or Wi-Fi equipment will result in a $500 fee and/or immediate termination of your stay

• Firm cancellation policy — we strongly recommend purchasing travel insurance
